I thought I would direct this post directly to the Home Stagers to see if  you have opinions, comments or suggestions on exactly what YOU would like to see represented to Real Estate Agents during a Presentation.  Yes, I know, I primarily speak of Feng Shui.  But for years I have been speaking to Realtors about the advantages of Staging because they are so closely related and I feel they work hand in hand.  Since I have two speaking engagements coming up and I'm trying to put them together, now's the time to tell me.  Am I leaving out things you feel they should know?  Am I adding things they perhaps aren't aware of?  While I agree it is much better to have a full stager come in to do that part of the Presentation, it isn't always possible. 

I wrote a very long blog (which I accidentally erased---again!) to go over with you things we BOTH do as Home Stagers and Feng Shui Consultants...I will have to repost that another day.  But for now, this is generally what my presentations consist of (And if you'd like to add, change or delete anything, now's the time to let me know!).

I of course start with Feng Shui, it's principles, beliefs, origins, different forms of practice and try to relay exactly what it IS.  And isn't.  I begin to see a lot of "A Ha" moments as I get deeper into it and the Agents realize they have been asked Feng Shui questions....but didn't know they were.  Though I can't SHOW an intangible such as Energy, I can explain it and show what we do during pictures; colors and designs and yes, even those lovely crystals and wind-chimes that deflect or move energy.  I go over furniture placement for a good flow of energy and adding the very things that you add all the time:  Fresh flowers, inviting colors, elements. 

When I get to the Home Staging part, I explain the need for a potential buyer to envision themselves in the home.  And explain that while I don't do full staging such as using Rental Companies and setting up and decorating a home, they are (at least from what I've see out here!) very MUCH in tune with having a full stager come in.  I talk to them about everything from the lighting in a room to much more extensive changes and they are all aware of those "VACANTS."  They already know there is no life force or Energy in those homes and it's just a matter of breaking through the first barrier with a seller (or builder) before they will truly get the Value and do it as a matter of course.

I explain that Home Stagers work within all budgets, the beauty they bring into a home and the assistance they give the potential homeowner in envisioning themselves in THAT space by their wonderful layouts.  I give them ideas of what can be done with a room to WOW it and advise them of upgrades that can make a huge difference in the way that home is perceived.

So, Home Stagers, what am I missing here from YOUR perspective?  Aside from your dedication, professional eye, incredible style and flair, what is it you want them to KNOW that I may be missing?  I am curious to know what I might not have been getting across that I can be....
